The Villa Veneto Condominium project offers well built housing units with excellent acoustical isolation. We were brought in early and designed the unit separation details for the walls and floor ceilings. The floors featured hardwood as well as ceramic tile surfaces. Bedrooms were carpeted for comfort and extra isolation from footfall noise. Stepped blocking was utilized to reduce low frequency sound transmission due to walking traffic.
We worked closely with the owner, Alle Ghadban, to develop construction methods that met the acoustical, budget, and construction constraints. Attention to detail was of particular importance to the owner and design team. We utilized custom noise control techniques for the HVAC equipment, garage exhaust blowers, and garage security gates. The project was located on a busy street, and this source was addressed with heavy, double glazed windows.
Both the owner and occupants have expressed their satisfaction. "Wow, the compliments," was the owner's comment. "The tenants are beside themselves with the quiet of the building."
